Rental Terms & Conditions

1. Purpose

These terms and conditions govern the seasonal rental of the Montserrat, Helvetica and Verdana gîtes at Le Mas de l'Helvie, located in Ruoms (07120), Ardèche, France. They apply to all bookings made directly with the owners.

2. Booking

Confirmation

A booking is confirmed once the owners have received the deposit and sent a written confirmation by email.

Deposit

A deposit of 30% of the total rental amount is required at the time of booking. The balance is due no later than 30 days before arrival. If the booking is made within 30 days of arrival, the full amount is due immediately.

3. Prices

Prices are quoted in euros, inclusive of all taxes. They include use of the gîte, bed linen, towels, end-of-stay cleaning and access to shared outdoor facilities (garden, parking). The tourist tax set by the municipality of Ruoms is charged per person per night for adults and is specified at the time of booking confirmation.

4. Cancellation

Cancellation by the guest

• More than 60 days before arrival: full refund of the deposit.
• Between 30 and 60 days before arrival: 50% of the deposit is retained.
• Less than 30 days before arrival: the full deposit is retained.

Cancellations must be notified in writing to contact@gites-ruoms.fr. The date of receipt of the written notice applies.

Cancellation by the owner

In the event of cancellation by the owner (exceptional circumstances, force majeure), all sums paid will be refunded in full within 15 days. No further compensation will be due.

5. Arrival & Departure

Arrival: from 4 pm. A personal welcome is organised for key handover and gîte presentation.

Departure: before 10 am, after returning the keys and completion of the check-out inspection.

6. Capacity

Each gîte accommodates a maximum of 4 persons (adults and children). Exceeding this limit is strictly prohibited and may result in immediate termination of the rental contract without refund.

7. Security Deposit

A security deposit of €500 per gîte is required on arrival (cheque or bank transfer). It will be returned within 7 days of departure, less any deductions for damage or remediation.

8. House Rules

• Pets are accepted subject to prior agreement from the owners.
• Smoking is strictly prohibited inside the gîtes.
• Noise and gatherings are prohibited after 10 pm, out of respect for neighbours.
• Guests are expected to take reasonable care of the property and return it in a clean condition.
• Any damage to fixtures, furniture or fittings will be charged to the guest.

9. Insurance

Guests are required to hold holiday rental insurance covering fire, water damage and theft for the duration of their stay. Proof of insurance may be requested on arrival.

10. Applicable Law & Disputes

These terms are governed by French law. In the event of a dispute, the parties will seek an amicable resolution. Failing that, the matter will be referred to the competent court of Aubenas (Ardèche).
